🏠 How to Get Your PG Trade License in Bengaluru Without Losing Your Sanity (2025 Edition)

Most blogs & videos still share old broken URLs. BBMP updated everything very recently. We checked!

Running a PG in Bengaluru? Good Profits but the real headache? Getting a BBMP Trade License.

We’ve done the form-filling, dug through the PDFs, and uncovered all the updated info as of June 2025 — including new links BBMP quietly changed (and forgot to tell the internet). This blog is for PG owners only — but useful for cafes, cloud kitchens, or other trades. Let’s begin.

🔗 Step 1: Use This Updated Link (June 2025)

Use Chrome or Firefox, switch if link is not opening in either browser or try filling at night to avoid traffic time on website.

💸 Step 2: Know the Fees for PGs

📄 Full Fee List (See from Page 6 last entry onwards)

  • Your PG falls under Part-2 (Trade License for Commercial Accommodation)
  • PG/Hostel/Boarding with less than 20 rooms → ₹4,000
  • If you don’t have an Occupancy Certificate (OC) → ₹4,000 + ₹500 = ₹4,500

Yes, the form automatically adds ₹500 if OC is missing.

📋 Step 3: Documents You’ll Need

Prepare clean digital scans in pdf/jpg:

  • Owner Consent Letter or rent agreement copy
  • Occupancy Certificate (optional but saves ₹500)
  • NOC from immediate neighbour (if residential area)
  • Electricity Bill

🖥️ Step 4: Filling the Form (From Actual Screenshots)

We filled the live form so you don’t have to guess:

Find Out:

  • MLA Constituency
  • Ward
  • BESCOM RR No.
  • Zone
  • Width of the Road in front of building – width in feet

    (Get road history here: https://rh.bbmpgov.in/ – login needed, or just put the road name in  google and ask for width in feet!)

Enter these details in fields marked as important:

  1. Enter applicant and PG details
  2. Select “Paying Guest / Boarding / Hostel” from the dropdown menu in Trade Classification
    • No Schedule X categories to worry about anymore
  3. Choose number of rooms
  4. Fees calculated automatically by the system
  5. If no OC, ignore the checkbox – system will add ₹500
  6. Upload documents
  7. Ignore the power options.
  8. Inspecting officer is auto generated.
  9. Send OTP → Enter OTP → get your acknowledgment number
  10. Make online payment

⌛ Step 5: Official Workflow Timeline

From BBMP workflow document:

  • Health Inspector Visit → within 7 working days
  • License Certificate Issued → in 30 working days

⚠️ What Might Delay You: Neighbour’s NOC

If your PG is in a residential area, BBMP asks for a No Objection Certificate from your immediate neighbor.

This is where most owners get stuck.

If neighbor does not provide NOC — easy legal solutions in next blog.

Remember: A landlord ‘s NOC in renewal is not mandatory & a neighbor’s NOC is not mandatory to apply for commercial accommodation trade license!

Final Checklist

  • All documents ready and scanned
  • OC uploaded (or be ready to pay ₹500 extra)
  • Neighbour convinced or at least not furious 😅
  • Applied using June 2025 updated portal
